Tract 2 is cattle feeding operation with 10,500 head permitted capacity and 8,400 linear feet of concrete feed bunks and includes irrigated farmland, a 4-bay covered commodity storage area, silage pits, 936 sq ft processing barn, cattle loadout, 70 ft scales, 3,900 sq ft horse barn, one residence, and more.  The yard includes roughly 41,000  linear feet of pipe and cable fencing, providing 92 individual feed pens watered by Johnson waterers on concrete slabs. 

Located just south of Hwy 56/64/412, Tract 2 is bordered along its western boundary by County Road 130.  County Road 310 runs along the southern boundary of the yard itself.  The yard drains into the sediment lined lagoon south of the road via a corrugated culvert that is also plumbed under the road and into the sprinkler on this tract.

Tract 2 includes three water wells.  At this time, one well is utilized to supply the half-circle sprinkler, one supplies the feedyard, and a third is maintained as a backup water supply.  The  three wells are estimated by the Seller to pump a combined 775 gallons per minute.
