One of the larger tracts of this auction offering, Tract 3 includes ±243.89 acres of dryland farm with row watering possibilities.  Three irrigation wells exist along the southern boundary of this parcel.  The wells area tied together and known by the tenant farmer to produce a combined 240 gallons per minute.

This tract also features ±51.69 acres enrolled in CRP through September 30, 2030 with an annual payment of $1,445.

Tract 3 is bordered along its western boundary by paved FM 1424, with 3-phase electricity available along west side of FM 1424.

County Road H​ creates the southern boundary of this tract, and single-phase electricity is available at each of the three well sites.

All growing corn and wheat and all row watering pipe and related equipment is the property of the farming tenant and will not convey with the sale of the surface estate.  The Buyer of Tract 3 will, at closing, sign a temporary lease effective from the date of closing through September 30, 2021 with the existing tenant to provide tenant the opportunity to harvest the growing crops and remove irrigation equipment.
